F21 Properties is an independent property discovery and connectivity platform focused exclusively on Mumbai's Western Railway Corridor , from Churchgate to Virar , and Thane. The Platform provides users with access to residential, commercial, and industrial property listings, locality information, and direct connection tools to reach property owners, developers, brokers, and channel partners.
The Platform is accessible via the website www.f21properties.com and any associated mobile applications.
F21 Properties is an independent discovery and connectivity platform. Unless specifically stated, the Company does not own, develop, construct, broker, market, lease, or sell any property listed on the Platform. All property information is provided by respective owners, developers, channel partners, or their authorized representatives.

Property owners, developers, brokers, and channel partners who list properties on the Platform provide information including property details, photographs, pricing, specifications, contact information, and relevant documentation. REPs registering paid accounts may be required to provide additional verification information.
We may collect and use location information , including locality, pin code, or city , that you provide or that is derived from your device, to personalize your property search experience and deliver location-relevant listing results within the Mumbai Metropolitan Region.

Any person or entity that registers on the Platform to list properties , including property owners, developers, builders, brokers, and channel partners (collectively "REPs") , agrees to the following representations and conditions:
- The REP has full rights and authority to list the stated property on the Platform and doing so does not violate any applicable law, agreement, or third-party rights.
- All property information submitted , including location, specifications, pricing, photographs, and availability , is current, accurate, and up-to-date at the time of listing.
- The REP is compliant with all applicable regulatory requirements, including the provisions of the Real Estate (Regulation and Development) Act, 2016 (RERA), in relation to any property or project listed on the Platform.
- By submitting a listing, the REP grants F21 Properties a non-exclusive, royalty-free right to display, share, and use the listing content on the Platform and any associated promotional materials.
- The REP is solely responsible for the accuracy and legality of the listing content and all representations made to potential buyers, renters, or investors.
⚠ F21 Properties reserves the right to remove, modify, or reject any listing that is found to be inaccurate, misleading, incomplete, or in violation of these Terms or applicable law , at its sole discretion and without prior notice.
Users of the Platform must be aware of the following important disclaimers:
F21 Properties is an independent property discovery and connectivity platform. Unless specifically stated, the Company does not own, develop, construct, broker, market, lease, or sell any property listed on the Platform. The Company is not a party to any property transaction between users and REPs.
Property listings and information displayed on the Platform are sourced from REPs and third-party contributors. While the Company endeavors to maintain listing quality, it cannot guarantee the completeness, accuracy, or currency of all information. The Company shall not be held liable for any errors, omissions, or changes in listing information.
Users are strongly advised to independently verify all property details , including ownership, title documents, approvals, RERA registration, specifications, pricing, and legal status , before making any property-related decision. The Company strongly recommends that users:
- Personally visit the property or project before committing to any transaction
- Verify the identity and credentials of the property owner, developer, or broker
- Check RERA registration details for any under-construction project from the relevant state's RERA portal
- Obtain independent legal, financial, and technical advice before executing any property agreement
- Review all property documents, title deeds, and approvals independently
The Platform may occasionally be unavailable due to maintenance, upgrades, or unforeseen technical issues. The Company does not guarantee uninterrupted access to the Platform and shall not be liable for any losses resulting from temporary service unavailability.
All content on the Platform created by F21 Properties , including but not limited to text, graphics, logos, icons, design elements, software, data compilations, and platform architecture , is the intellectual property of the Company and is protected under applicable copyright and trademark laws.
Content submitted by REPs and users , including property photographs and descriptions , remains the intellectual property of the respective submitter, subject to the usage rights granted to the Company under these Terms.
You may not reproduce, redistribute, republish, or use any content from the Platform for commercial purposes without the prior written consent of the Company. Unauthorized use of Platform content may constitute an infringement of applicable intellectual property laws.

By using the Platform, you agree not to engage in any of the following:
- Submit false, misleading, or fraudulent property listings or information
- Use the Platform for any unlawful purpose or in violation of any applicable law or regulation

- Scrape, harvest, or systematically collect data from the Platform without prior written consent

- List properties for which you do not have proper authority or ownership rights

To the maximum extent permitted by applicable law, F21 Properties and its officers, directors, employees, agents, and representatives shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:

By using this Platform, you acknowledge and agree that all property-related decisions , including purchases, rentals, investments, and agreements , are made entirely at your own discretion and responsibility.
The limitations of liability in this section apply to the fullest extent permitted under the laws of the Republic of India.
You agree to indemnify, defend, and hold harmless F21 Properties and its officers, directors, employees, agents, and representatives from and against any claims, liabilities, damages, losses, costs, and expenses , including reasonable legal fees , arising from or relating to:
- Your use of the Platform or violation of these Terms
- Any content, listing, or information you submit to the Platform
- Your violation of any applicable law, regulation, or third-party rights
- Any dispute between you and another user or REP arising from Platform use
Digital Platform Status: F21 Properties is a technology platform that facilitates property discovery and connections between users and advertisers. F21 Properties is not a real estate broker, legal advisor, financial advisor, valuation expert or title verification agency unless expressly stated.
No Lead or Transaction Guarantee: The Platform does not guarantee inquiries, leads, site visits, transactions, rentals, sales, investments or business outcomes arising from any listing or advertisement.
Anti-Scraping Policy: Users may not use bots, crawlers, spiders, AI agents, automated scripts or data extraction tools to copy, collect or reproduce platform content without written authorization.
AI & Market Information Disclaimer: Property descriptions, locality insights, market commentary and estimates may be enhanced using technology tools. Users must independently verify all information.
Listing Ranking: Search rankings, featured placements and recommendations may depend on relevance, completeness, advertising programs, subscriptions and platform policies.
DPDP Compliance: Personal data is processed in accordance with applicable Indian laws including the Digital Personal Data Protection Act, 2023.
F21 Properties reserves the right to modify, update, or revise these Terms of Use at any time and at its sole discretion. Changes will take effect from the date they are published on the Platform. We may notify registered users of material changes via email or platform notification where appropriate.
It is your responsibility to review these Terms periodically. Your continued use of the Platform following any changes constitutes your acceptance of the updated Terms.
Any dispute, controversy, or claim arising between a User and F21 Properties in connection with the use of the Platform or these Terms shall first be attempted to be resolved through mutual discussion and good-faith negotiation.
If the dispute cannot be resolved amicably, it shall be referred to a sole arbitrator , an independent and neutral third party identified by F21 Properties , under the provisions of the Arbitration and Conciliation Act, 1996. The decision of the arbitrator shall be final and binding on both parties.
The seat and venue of arbitration shall be Mumbai, Maharashtra. All proceedings shall be conducted in the English language.
These Terms shall be governed by and construed in accordance with the laws of the Republic of India. Subject to the arbitration clause above, the courts at Mumbai, Maharashtra shall have exclusive jurisdiction over any matter arising from these Terms.
In accordance with the Information Technology Act, 2000 and the rules thereunder, F21 Properties has designated a Grievance Officer to address any complaints, concerns, or issues related to the Platform, its content, or these Terms.
Any grievance received will be acknowledged and addressed within a reasonable timeframe. To submit a grievance, please use the Complaint & Contact Form in Section 17 below and select "Grievance / Complaint" as your subject.
